ENERGY MANAGEMENT
Like most planning exercises, once you get the process in place, you can work to improve it each year. The hard part is getting started. WBS will help kick start your strategic energy management and asset management planning by benchmarking your current performance, assessing and prioritizing opportunities for savings, creating the measurement and verification process to track your results and assisting with motivational and incentive programs that will engage the entire company in your efforts.
Balancing the desire for energy efficiency with the need to provide indoor air quality requires thoughtful strategies for optimizing ventilation, filtration and other air cleaning methods. WBS can work with you to evaluate your existing energy management plans and recommend ways to improve indoor air quality that takes into consideration overall energy costs.
ENERGY AUDITS (ASHRAE LEVEL I, II, III)
ASHRAE Level 1 Audit
Recommended for owners experiencing high costs who are just starting to address energy management issues. A Level 1 Audit is a walk through audit whereby WBS records key pieces of information, including types, age and conditions of systems, building design and space usage. We conduct on-site interviews the owner and occupants to understand comfort issues and other concerns. Based on the data collected, WBS will make a list of Energy Conservation Measures (ECMs) that can be prioritized and implemented to save you money.
ASHRAE Level 2 Audit
Recommended for owners who have completed a number of energy efficiency measures and are looking for additional savings and efficiency. A Level 2 Audit is a more intensive on-site analysis and includes sophisticated modeling using Trace 700 software and other whole building energy simulation tools. A comprehensive list of energy conservation measures is analyzed and prioritized that will further save you money.
ASHRAE Level 3 Audit
Recommended for owners who have undertaken energy efficiency measures and are now looking to make capital investments into energy savings equipment or infrastructure. A Level 3 Audit includes all the steps of Level 1 and 2 Audits along with a return on investment (ROI) analysis based on recommended capital improvements, including their cost and a full lifecycle cost analysis of the equipment over its life expectancy.
BENCHMARKING ENERGY AND CARBON EMISSIONS
WBS provides full portfolio energy analysis to help clients understand energy consumption and greenhouse gas emissions for a single building or a large portfolio of buildings. Services include benchmarking past performance, analyzing current performance, assisting in setting performance criteria and developing and prioritizing energy efficiency plans to meet those criteria. We make recommendations for energy conservation and indoor air quality measures and work with you to prioritize those measures to result in the best energy use and cost savings within your budget. WBS can oversee the implementation of the energy conservation measures and provide performance updates as required.
MEASUREMENT AND VERIFICATION (M&V)
WBS provides third-party measurement and verification services for owners who make energy efficiency upgrades using energy service performance contract vehicles. Performance contractors are required to demonstrate energy savings with pre-installation and post-installation testing of measures. WBS conducts site visits, witnesses, and records and reports measurements for pre- and post-installation activities.
